The Process

When it comes to gaining planning permission, we will do our best to try and make the process as smooth as possible.

All prices quoted will include the initial site visit and Full Measured Survey in order to gain planning permission.

We will work with you through every stage of planning process and keep you informed with regular updates on the progress of your application.

We are happy to undertake both Planning & Building Regulations or alternatively we are equally flexible to do one or the other if you have part of it taken care of already.

Initial Visit

The first step after your initial enquiry with Tailored Plans would be a consultation at your property. Dean will work closely with you and go over your ideas, advising if your project will require planning permission or if the project can be completed with permitted development. Dean will also advise you if any building constraints may arise.

After the initial consultation, Tailored Plans will provide you with a full written quotation for the preparation of the planning/permitted development and building regulation drawings.

Site Survey

After the initial visit and you have accepted our quotation, we will carry out a full site survey. Taking exact dimensions, ensuring that our drawings will be accurately created for the planning and building regulations submissions.

Planning Drawings

Once we have completed the site survey Tailored Plans will draw up the existing house and will then produce an initial planning drawing for your approval. Once approved or after any alterations have been rectified, we will submit the drawings to the local authority.

All drawings are produced using the latest computer aided design technology giving you the guarantee of quality technical drawings at a competitive cost.

Our planning drawings are prepared according to the planning guidelines of the local authority and contain everything that may be required for a project to be successfully passed.

 

Gaining Planning Permission

Planning permission is split into two types, you can gain permission either by applying for planning approval or with permitted development.

Permitted development covers many different alterations that can be made to a property. You can find more information on what you can do through permitted development on the planning portal website.

Tailored Plans recommends that if your project is within the limits of permitted development then a certificate of lawfulness should still be applied for. This confirms that the extension complies with the permitted development requirements and can be particularly useful when you come to sell the property and can avoid costly questions from solicitors at this stage.

If your project is outside of what is possible with permitted development, we will need to apply for to the local authority planning permission.

Building Regulation Drawings

Building regulations drawings set the construction standard for design and building works for many alterations to existing as well as new properties, and new builds.

When we receive approval for your planning we will work on the building regulation drawings.

Our building regulation drawings will have all the information required for a construction company to quote for the work and to build the extension or conversion. We may need to gather additional information such as structural calculations or thermal calculations.

If required, we can obtain quotations and manage these requirements on your behalf and we will combine the required information into a fully encompassing building regulation package.

Building Regulation Application

The building regulation drawings, along with any other relevant information such as the structural calculations, will need to be submitted for building regulation approval.

Tailored Plans will submit the application for you and will liaise with the building inspector to gain approval of the works.  The building regulation approval is often conditional, meaning that it is approved subject to any outstanding information being submitted for approval when available.

A conditional approval often relates to manufacturer’s information which isn’t available until work starts on site, e.g. details of the chosen roof tile to ensure that it is suitable for the pitch of the extension roof.
